A resort or large accommodation property holds more portable electrical equipment than almost any other workplace: kettles, hairdryers, irons, lamps and TVs in every room, plus commercial kitchens, laundries, reception areas, spas and maintenance workshops. Testing it all is very doable — the trick is preparing so the visit runs around your guests, not through them.
1. Map your property by zone
Break the property into zones: guest rooms, kitchens and food service, laundry, reception and offices, back-of-house, pool and spa areas, grounds and maintenance. Multi-building properties should list each building. A zone map lets your tester quote per area and schedule the visit so occupied rooms are worked around.
2. Choose your window honestly
Every property has a rhythm — changeover days, low-occupancy periods, the gap between checkout and check-in. Tell your tester when rooms are most likely to be empty and when kitchens are quietest. Testing can be scheduled to suit those windows by agreement, which is far less disruptive than a tester arriving at peak occupancy and working it out on the day.
3. Brief housekeeping and maintenance
Housekeeping knows which rooms are vacant; maintenance knows where the spare equipment lives. A quick briefing — the tester will be on site, rooms on this list are cleared, tagged items can't go back into service — prevents the two most common problems: locked rooms and failed items quietly returning to circulation.
4. Don't forget the back of the property
Guest rooms get the attention, but the highest-wear equipment is usually out the back: commercial kitchen appliances, laundry equipment, workshop tools, extension leads and portable RCDs used by grounds and maintenance crews. These items work hard and are worth testing thoroughly.
5. Treat the report as an asset
The emailed report lists every item tested and its result. For insurers, auditors and head office, that record is often the point of the exercise. File it with your compliance documents and book the next visit while the schedule is in front of you — recommended retest intervals under AS/NZS 3760 vary by environment, and your tester can advise what applies to each zone.
